4 questions to ask first

Where you are right now

I haven't asked anyone for a price yet.

You know what you want. You don't have a scope, so three contractors will price three different jobs.

You get:

  • A written scope in your words
  • A checklist of what to send each contractor
  • The questions to ask
  • A comparison sheet for the bids

$395Three comparable bids instead of three different jobs.

I have a quote and I'm about to sign.

Two contractors almost never price the same job. The totals can look close while the scopes are nowhere near it.

You get:

  • Scope alignment, line by line
  • What is missing
  • Allowance and payment schedule flags
  • Questions for the contractor
  • Risk ranking, worst first

$395Two quotes, or one quote plus a contract. 48 hours.

Only one contractor priced it? That is the $149 Reno 911 Call.

I have drawings and the job isn't priced yet.

Fixing a detail on paper costs nothing. Fixing it on site costs thousands.

You get:

  • Line-by-line review of the set
  • Items that will get missed or mispriced
  • Mislabels and conflicts between sheets
  • Cheaper assemblies that do the same job

From $295Concept, permit set, or drawings against the quote.

Not everyone needs another contractor.

20+ years of standing on the site when it went wrong.

Production homes, infill development, purpose-built rentals, multi-unit sites, and site supervision. I have been there when the drawing didn't work, when the quote didn't cover it, and when the owner found out far too late to do anything cheaply.

I don't bid construction work. I take no referral fees and no contractor kickbacks. That is the whole point. It means I am free to tell you the price is wrong, the detail is wrong, the contractor is wrong, or that you should not do this project at all.

My goal is for you to not need me anymore.

Interior framing on a residential build, stairs and partition walls exposed

What I am looking at

The problems are behind the wall, not on the invoice.

Interior demolition with temporary shoring posts holding a removed bearing wall Floor joists bearing on a poured foundation wall Electrical box set into a framed floor system

Proof

Three quotes. Three different scopes.

A real review on a two-unit infill build in Hamilton. Three trades, five scope gaps, six questions sent back in writing before anything was signed.

When a document review isn't enough

Some projects need somebody on site.

Site Visit and Quality Check

An owner-side walkthrough of visible conditions against your scope and contract. Milestone checks and pre-drywall reviews, with written observations and the questions to put to your contractor.

From $495

Rescue Assessment

For projects that are stalled, disputed, abandoned, or badly off track. Document review, site visit, a current-state summary of what is actually complete, and a 7-day and 30-day action plan.

From $895

Owner's Representative

Suites, duplexes, garden suites, severances, and purpose-built rentals. I represent your interests through design, approvals, pricing, and construction. Scoped by phase.

Quoted per project

Fifteen minutes, no charge. I'll tell you which service fits, or that you don't need me at all.

The model

Why the advice is independent.

  • I am not pricing or bidding your construction work.
  • I accept no contractor referral fees and no kickbacks.
  • My recommendation can be to pause, change direction, or not proceed.
  • Where a licensed opinion is required, I tell you exactly which professional to retain.

What Reno Rescue does not replace

I am not acting as an engineer, architect, home inspector, lawyer, designer of record, or building code authority. Reno Rescue provides general information and experience-based observations. When an issue needs a licensed professional, I say so and I tell you who to call.
